SERVICES

The services we offer include:

Planning Appraisals

In assessing chances of securing satisfactory planning consent for a particular proposal, or in consideration of the development potential of new or surplus sites, appraisals can serve to identify opportunities and constraints and so assist in determining the most appropriate and cost effective planning strategy. We also advise regarding the need for planning permission in relevant circumstances.

Planning Applications

Specialist advice upon the preparation and presentation of applications can increase the chances of securing a favourable determination whilst at the same time avoiding delay and reducing the risk of abortive costs. A fully considered approach during pre-application discussions and negotiations with authorities can often help secure a satisfactory outcome and so avoid appeal. We can advise upon the full range of permitted development rights and prepare applications for prior approval.

Planning Appeals

Advice on all aspects of planning appeals, including the drafting of appeal statements and advice upon the most appropriate method of prosecution. Thorough preparation of written representations and of statements of case for hearings. Preparation of rules statements, proofs of evidence and appearance at inquiries as expert planning witness. Advice upon applications for award of costs.
Enforcement
.

Advice upon all aspects of planning enforcement including the need for planning permission, immunity from enforcement proceedings, planning contravention and breach of condition notices. Preparation and submission of appeals against enforcement notices and negotiations with planning authorities. Preparation of applications for certificates of lawfulness and associated appeals.
Development Plan Representations & Monitoring

As a result of legislative review at the start of the 90’s, the provisions of statutory development plans in force have enhanced significance in the determination of applications and appeals. At times of plan preparation and review, appropriate representations & monitoring can secure satisfactory future development of land and safeguard existing land and property interests.
Conservation & Listed Buildings.

In addition to the need for planning permission, proposals within conservation areas or affecting listed buildings may also require conservation area or listed building consent. Full advice is available upon applications for such consent and associated appeals as well as upon all other special controls which can affect buildings and areas of special architectural or historic merit.
